  • Completing the Application: Begin by filling out the application on RentCafe.com and pay the $100 application fee. Every occupant above  18 years old must complete the application. Approval depends on factors like credit history, rental history,  background check, and verifiable income (at least three times the rental amount).
  • Documentation: Prepare to submit your photo ID and proof of income for all applicants.
  • Approval Time: Approval typically takes a minimum of 72 business hours, but may take longer in certain cases.
  • Lease Signing: Upon approval, you’ll sign your lease and pay move-in costs through your RentCafe.com account.
  • Newly constructed units (#101-115) include:Cable, internet, trash pick up and pest control.
  • Renovated units (#201-424) include:Cable, internet, water, electricity, sewage/trash pickup, and pest control
Rent includes water, sewage/trash pickup, and pest control, and you’ll need to cover expenses like electricity, cable/internet, but this varies at each property. Please confirm with Management if you have questions. All residents are required to get renter’s insurance separately. Rent is due on the 1st of each month and payable until the 5th. Late fees of $100 are automatically added on the 6th, with an additional $10 per day until the balance is cleared. Failure to pay by the 10th may initiate the eviction process.
  • BBQ grills are not allowed except in designated areas. No grills of any kind are allowed within 25 feet of the apartments.
  • Pets: We accept a maximum of two pets per apartment weighing under 75 pounds each, with a non-refundable fee of $500 per pet.
  • Smoking of any kind is prohibited inside units and within 25 feet of buildings.
  • Guests: Visitors staying more than ten days within a six-month period must undergo the application process and be added to the lease agreement. Resident(s) and guest(s) shall comply with all community policies as stated in the lease agreement affecting the cleanliness, use, occupancy, and preservation of the property
Submit all maintenance requests through your RentCafe account. Outside to typical business hours, please call 225-773-9882 for emergency maintenance requests like electrical issues, or no heat or AC in extreme temperatures. While routine maintenance is scheduled, inform us if you need service outside of the schedule.

You’re required to have $100,000 in renter’s insurance liability coverage, naming Zurqui LLC as an interested party, covering damages caused by residents or their guests. Additional coverage for personal property is recommended.

Crime has no zipcode, but at Zurqui we have specific measures in place for resident safety tailored to each property, including extensive exterior lighting packages, and security cameras where available. However, it is your responsibility to remain aware of your surroundings, and to take proper actions to secure your personal property.

Notify Management in writing 30 days prior to the end of the lease. To receive your security deposit back, fulfill the lease term, provide a forwarding address, leave the apartment clean and free of personal belongings.

Termination agreements are available upon written request to management, with applicable fees and conditions outlined.
